Smoke & Fire Damper Maintenance | Brakel Airvent

Smoke & Fire Dampers

Check+Protect

Smoke dampers and fire dampers are installed within ventilation ducts to control the spread of smoke and/or flames in the event of a fire; ducting would otherwise be an easy route for dangerous gases to quickly reach new parts of a building.

Proper maintenance is a legislative requirement but can be made especially challenging as many building owners or facilities managers are unaware of exactly how many dampers they have on site, or where they are located.

We offer a rounded, full-circle approach to damper maintenance, taking time to learn your situation and your building, staging our approach to spread and minimise your costs:

Review+Advise – To be able to plan you need to know how many dampers there are, where they are located and how to reach and service them. If the information is at hand we can immediately plan the best value approach; if not we offer you a building survey and report.

Survey+Plan – It is critical and mandatory that full and detailed records of dampers are always at hand for the relevant authorities; if these do not exist we will create them for you. The first step would be a visit by a team of our dedicated damper engineers who will survey the building and provide an asset list noting locations and types of dampers to be serviced.

Service+Report – When chosen as your service partner, you are supported by the UK’s largest team of dedicated smoke control and damper service engineers. All work is recorded and reported using photographic evidence where necessary and you can choose either our standard reporting structure or our latest Damper Data File.

Damper Data File – The option to include enhanced reporting which combines asset information e.g. drawings, survey information, damper status (including photos) and maintenance schedule/history into one coherent digital maintenance file that can be accessed at anytime from anywhere.

Repair+Replace – On completion of our service visit our report provides full details of any dampers that require repair or replacement. We provide you with a quotation for the work required which is prepared by our experienced team, all focused upon providing best value.

Renewal – we take responsibility to make sure that your dampers are always working efficiently. Dependent upon the agreed schedule, we will advise you of the need to carry out the next service and provide you with a renewal quote, all you need to do is agree and the work gets done ensuring ongoing compliance.

Smoke dampers entered public attention after several English schools and hospitals came under the spotlight in a safety probe following a Channel 4 News investigation which highlighted fire damper safety concerns. Smoke dampers or fire dampers are part of a building’s fabric that are inherently ‘not on show’ and often difficult to access, leading to issues where dampers are left without proper regular testing and maintenance.

These challenges call for specialist intervention, which is why we would always recommend you appoint a dedicated smoke control maintenance firm to oversee their service and refurbishment. Brakel Airvent has a dedicated team of fire and smoke damper maintenance experts on hand to take on management of your building’s smoke control system, no matter its size or complexity.
