A smoke control or smoke ventilation system will comprise many parts, and to operate correctly when called upon – to save lives when called upon – each component of that system must be fully operational, unobstructed, well-maintained and frequently tested.
The key point is that each element relies on the others – if a smoke alarm fails, a fire may not be detected. If a rooftop vent fails, an extract fan arrangement may have no inlet air to create the proper pressure in a stairwell.
Each of these systems is controlled by a series of local zone control panels which in turn connect to a main control centre and often a HMI user interface. These controls are the crucial beating heart of a smoke control system, and their correct maintenance and software updates/engineering are simply not processes that can be taken on by just any FM or building maintenance firm.
